Four Reasons You Need a Final Walk-Through the Day Before Closing

If you are closing on a home, you may have a lot of nervous energy. You may be excited about moving into the home that you plan on staying in and excited about starting the next phase of your life. You may not be worried about the current condition of your home the day before you plan on closing, but there are a number of reasons why you should be. Here are four reasons why you should hire a professional for a walk-through the day before you close. 

Make sure all included appliances are there

In the contract for your home, it should be determined what appliances are staying and what the current owners are taking. By performing a final inspection the day before you close, you will be able to determine whether all appliances required are still in the home. If there are appliances missing, you will be able to rectify this prior to closing. 

Ensure no one is on the property

If you close and then find out that the previous owner or a renter is still on the property, this can cause an issue. If this person does decide to squat on the property, you may have to go the long legal route to have them removed. A last-minute inspection can make sure that everyone is off of the property, and you may be able to refuse the closing until the prior owner takes care of this problem.

Determine whether there has been any further damage

If someone was living on the property when you first took a look at the home, there may be damage in the home from their moving. There can also be break-ins that no one is aware of if the property is vacant. By hiring a final inspection service, you can make sure that the property is in the condition that you need it to be in to close on it. If there has been damage, you can request that the current homeowner or their insurance company makes the proper repairs. 

Increase peace of mind about your investment

A home is a large investment to make. You need to make sure that the home is in good condition and that you feel comfortable with the long-term financial commitment that owning the house will call for.
